Creating Harmony Through Innovation

Before designing any project, it is important to take into consideration the context of the surrounding areas while providing new housing solutions to meet the current demand. Our recent single and multi-family communities with Intracorp Homes offer insight into how we craft the site and overall design to seamlessly integrate into the pre-existing community while reflecting the needs of the area and prospective buyers. With a keen focus on blending functionality, aesthetics, and surrounding context, the following communities showcase the positive impact new developments can make in existing neighborhoods.

Miren
33 Units  |  2.88 AC  |  11.46 U/A  |  1,860 – 2,211 SF

Previously occupied by a local church, the City of Arcadia was eager to add housing to this small infill site off the bustling intersection of South Santa Anita Avenue and West Live Oak Avenue. Our team worked closely with the City and RC Homes to create a design that engages the lively street and retains the large tree lines characteristic to the area. To offer a seamless transition in density, a cluster design was plotted on the south side of the site to offset the adjacent townhomes. Small lot residences were placed on the north side of the site neighboring large conventionally loaded homes. After the entitlement process, Intracorp Homes became involved and brought the single-family community to fruition.

Miren is aimed toward buyers seeking an elevated lifestyle with a plethora of amenities, including a gated community entrance, half-acre neighborhood park, and spacious backyards. The Cottage and Contemporary Farmhouse architecture is supported by neutral-toned stucco, wood, and stone elements. The floorplans offer flexibility to respect the layout of the site and adapt to the orientation as a small lot or cluster home, while also offering multi-functional spaces within the interior based on buyer lifestyles.

When presented with this project in Claremont, another team of designers originally plotted 2 and 3-story attached products only; however, after reconsidering the site’s parameters, we recognized that the same unit count of 96 homes can be maintained while replacing nearly 15% of the attached homes with detached single-family homes. This creative solution provided much-needed housing to the area while achieving a high density with a variety of product types that are sensitive to the neighboring community on the north side of the site.

The Spanish exteriors of Docente complement the surrounding architecture and includes details such as archways with iron and tile accents that create an authentic and familiar tone. The interiors are spacious and thoughtfully planned to offer flexibility without taking away livability. Situated in the heart of Claremont, the variety of homes attract a range of buyers who are interested in aging-in-place and are eager to take advantage of the walkable, historic neighborhood.

Miren and Docente complement the established areas they are located in and showcase how successful new home communities can be by providing a mix of attached and detached residences that blend into their surrounding existing neighborhoods.
