From Sketch to Streetscape: Bringing Portola Plaza to Life

What began as a WHA Research & Development initiative exploring how mixed-used design could elevate residential living and support vibrant, walkable neighborhoods has evolved into a community that embodies those very ideals. The concept gained momentum when presented to Wilson Homes, and together almost ten years later, we transformed this design study into a 13.46-acre community with 321 units, a central recreation hub, and activated retail spaces that connect seamlessly to Clovis’ adjacent Loma Vista Park.

With an overall density of 23.8 units per acre and floorplans ranging from 378 to 1,649 square feet, Portola Plaza was crafted to serve all buyer demographics while enriching the surrounding residential fabric. The community features two distinct residential product types: two-story apartments tailored for families, and three-story townhomes design for elevated living. Ground-floor urban flats cater to studio seekers and car-free lifestyles. The townhomes feature direct garage access, tech areas, and decks oriented towards Loma Vista Park. The park-facing units were intentionally designed to feel like penthouses, maximizing views and creating a sense of retreat.

At the heart of the community lies a 0.6-acre recreational building that anchors resident life. This mixed-use hub includes a leasing office, media lounge, kitchen, and detached fitness center, with two residences above to increase density. A covered loggia extends the gathering space outdoors, offering a flexible venue for communal and private events. Guest parking is thoughtfully distributed throughout the site, including on-street, driveway, and head-in options – ensuring convenience for residents and visitors alike.

Architecturally, Portola Plaza embraces a Progressive Spanish style with four-sided design and color-blocked stucco that adds depth and variation. An interactive color study between WHA’s Color Studio and Wilson Homes helped visually distinguish each building, enhancing the streetscape and reinforcing a sense of place. Retail spaces at key corners and along the park-facing edge activate the street, inviting small shops and local businesses to thrive. A central plaza and grand paseo link the community to the adjacent park, creating a seamless connection between nature, neighborhood, and daily life.

WHA’s Rendering Studio also collaborated on the project to curate visually engaging renderings that helped bring together the architecture, community entry, and paseos. They proved crucial in displaying how dynamic and connected the neighborhood was envisioned to be well before construction began.
